 Florida Property   Tax Exemptions

 

If you are a permanent resident of Florida or  planning to become one, check to see what   Property Tax Exemptions you may qualify for   to save a significant amount of money on your   annual property taxes.

Homestead Exemption

If you own property that you are using as your permanent residence as of January 1, you may be eligible for significant tax savings by filing for Homestead Exemption.

A Homestead Exemption can:
  • Reduce the assessed value of your home by up to $50,000
  • Provide a tax savings of approximately $750 annually on average.
    (This amount will vary from city to city due to differing tax / millage rates.)
Homeowners applying for this exemption must:
  • Own and occupy their Florida home as their permanent residence as of January 1.
  • Submit an application no later than March 1 of the year you wish the exemption to begin.
Homeowners who owned and occupied their residence after January 1 are encouraged to pre-file an application for the next tax year.

Selling a Home with Homestead Exemption?

Save Our Homes Portability Transfer

The Save Our Homes benefit may be transferred from one homesteaded Florida property to a new homesteaded property in Florida. The Florida Save Our Homes provision allows a homeowner to “port” or transfer all or a portion of the tax benefit, up to $500,000.

 

IMPORTANT POINTS TO REMEMBER WHEN FILING FOR PORTABILITY:

  • To qualify for portability, a homeowner must establish a new residence on or before January 1, of the third tax roll year after leaving or selling your prior residence. Example: You sell or leave your home in 2020, you have until the 2023 tax roll to port your savings.
  • The deadline to file an application for portability is March 1.
  • Apply for Portability when you apply for Homestead Exemption on your new property.
  • All owners of a jointly owned previous homestead must abandon the homestead in order for the assessment difference to be transferred.

Senior Exemption

The Senior Exemption is only applicable within the county or municipality that authorizes it. School taxes and independent taxing districts are not covered by this exemption.

In order to benefit, a homeowner must qualify for the regular homestead, be at least 65 years of age on January 1, and have a previous year total household adjusted gross income that does not exceed the statutory limit. Supporting documentation must be provided.

The county provides an additional property tax exemption for qualifying seniors who have lived in their home for at least 25 years. The market value of the home must not exceed $250,000.
